Why do a Pre Purchase inspection?
The pre-purchase inspection permits you to identify certain issues which you might not have discovered on your first visit to the house. If any concerns are identified from the inspector's report, you could then negotiate the sale price of the home, or, in certain cases, you can rescind an offer of purchase. Note: it is not an assurance that there aren't any defects! There are "hidden" defects that won't be discovered, however, signs of the defects might be detected by the inspector. What's the function of the Inspector? The inspector who inspects the home prior to purchase performs an inspection through the house.
